What to expect when a Domestic Energy Assessor (DEA) comes to your property to carry out an EPC Assessment:

On the day of your EPC assessment, the appointment should normally take around 45 minutes depending on the size of the property.

 The Assessor will carry out the EPC on a purpose-built and approved app on their tablet or smartphone. Through the app, they will input their findings and take photos as evidence. They will also take measurements and make a floorplan of the property to work out the area and the Heat Loss Parameters.

 The survey will involve:

  • Determining the property age and construction type.
  • The property type and detachment.
  • Inspection of wall construction and any insulation (internal, external or cavity) the assessor will also measure the wall thickness. If you have any documentary evidence of cavity wall insulation, please have this available.
  • Determine whether the floor is suspended or solid. Documentation will need to be provided to evidence any floor insulation.
  • The windows and doors will be assessed. Draft proofing will also be checked.
  • The heating system will require identification along with the heating controls. Also, if you have a hot water tank this will need to be accessible for inspection.
  • Loft insulation thickness will be measured. If the loft is inaccessible or there are boards covering the insulation, documented evidence will need to be produced otherwise the insulation will be assumed.
  • The number of habitable rooms (e.g., Living Room, Bedroom).
  • If the habitable room is heated by a fixed heating source.
  • How much of the lighting is energy efficient?
  • Noting the number of bathrooms and showers.
  • Conservatories.
  • Inspection of meters (gas and electric) so please make sure that you know where these are and that they are accessible.
  • Any renewables such as solar panels or wind turbines.
  • Secondary heating such as a gas fire.

When complete the assessor will upload the EPC to the government’s online register where the Energy Performance Certificate can be accessed.
